Each month, Realcomp’s Board of Governors meet to discuss corporate business, including issues and opportunities. During their August meeting, they passed the following MOTIONs and MLS policy updates:
Coming Soon Policy: The Board of Governors reviewed Realcomp’s existing Coming Soon policy, which was implemented at Realcomp across all 5 property categories in late April 2020. After some discussion regarding leases, commercial properties, and new construction developments with more than one property not conforming to the policy for various reasons, the Board passed a motion to exclude lease properties, commercial properties, and new construction developments with multiple properties from it per NAR’s MLS Policy 8.0 optional provisions. As a part of the motion, Realcomp will evaluate the modified policy after 90 days.
Background: Based on NAR’s initial Advisory Board discussions, NAR’s Clear Cooperation MLS Policy 8.0 mandate did not include commercial properties, rental properties, or new construction developments. Realcomp’s Board’s decision to exempt the categories mentioned above brings Realcomp’s policy in alignment with the policy as it was originally proposed and applied to Residential “for sale” listings only.
MLS Subscribers can still choose to list any property (from any property category) as a Coming Soon listing. If using this status, the listing must adhere to Realcomp’s Coming Soon Policy in full.
This revision will go into effect at Realcomp on Tuesday, September 22, 2020.
Homesnap App: A motion was passed to allow Homesnap to add bedroom and bathroom locations and dimensions to the Homesnap app.
This information has already been implemented by Homesnap and is now appearing in the app as requested.
Listing Photos: After discussing the importance and value of the MLS database being tied to the listing data, the listing photos (even seasonal changes, pre-renovations, post-renovations, etc.), and historical details recorded in these data sets, and the benefits that these bring to MLS Subscribers, a motion was passed to no longer allow the removal of photos from any listing.
Important note: If an incorrect photo (i.e. for the wrong listing) is accidently uploaded to the system, MLS subscribers can continue to contact Realcomp and ask that a wrong photo be removed.
This revision will go into effect at Realcomp as soon as the programming modifications can be made in Realcomp’s MLS systems. Stay tuned for more updates on this topic. This MOTION was rescinded by the Realcomp Board of Governors on Friday, September 25, 2020.
Double Entry of Street Type: The issue of duplicate street types (i.e. street, road, boulevard) appearing on listings was discussed. This may be occurring when users auto-populate new listings from Realcomp’s Public Record Database (PRD). Users should be advised when adding a new listing into the MLS system and auto-populating data from Realcomp’s PRD, if you see street type data auto-loading into the street name field on your listing, please be sure to remove it (backspace it out). Then enter this data into the appropriate field (i.e. street type) as needed. This will prevent this information being duplicated on the listing unnecessarily.
Legal Update: The Michigan Secretary of State is now requiring a surety bond for the transfer of title on abandoned mobile homes.
