Please remember to always look at the sub-status (i.e. sold/leased, relisted, released) before calling property owners on Unconditionally Withdrawn listings. It is against the REALTOR® Code of Ethics to solicit a homeowner who is already under contract with a fellow REALTOR®.
Sub-Statuses of Unconditionally Withdrawn Listings
1. Sold/Leased Under Another MLS #
The MLS number of the Sold or Leased listing must now be entered under this sub-status. Do not contact the homeowner regarding this property in order to abide by the REALTOR® Code of Ethics.
2. Relisted
The homeowner is still under contract as the property is being immediately relisted under another MLS number. Do not contact the homeowner regarding this property in order to abide by the REALTOR® Code of Ethics.
3. Released
If a listing is listed in the sub-status as “Released”, the homeowner has been released from the contract. The listing is no longer being marketed by that listing broker. Other REALTORS® MAY contact the homeowner regarding this property without conflicting with the REALTOR® Code of Ethics.
** Additionally, the homeowner is still under contract on a listing that is Conditionally Withdrawn. Do not contact the homeowner regarding this property in order to abide by the REALTOR® Code of Ethics.
In summary, if a listing is Conditionally Withdrawn or Unconditionally Withdrawn with a sub-status of Sold/Leased Under Another MLS # or Relisted, you should not contact the property owner. If the listing is under the status of Unconditionally Withdrawn – Released, it is permissible to contact the property owner.
